Every 12 months. The check must be done by a Gas Safe registered engineer and the tenant must receive a copy within 28 days, or at the start of a new tenancy.

CP12 is the common name for the Landlord Gas Safety Record. It lists every gas appliance and flue in the property along with the results of the safety checks.

There is no legal requirement for owner occupiers, but a gas safety check is still a sensible annual precaution and is often requested when selling a property.
